Carol Hazelgrove reviewed Cowboy Capital Realty Andrea partnered with us to sell our place in Utopia and we couldn't have been more pleased. From the start she was incredibly easy to work with, and went WAY beyond the extra mile to help get things ship-shape for showings. The aerial photos she took with her drone camera were a definite creative plus for our listing. Andrea is knowledgeable, dedicated, and enthusiastic and was --quite simply-- a joy to work with through the entire process. She really knows her stuff, and made every step as painless and straightforward as possible. I wouldn't hesitate to work with Andrea again, or to give her anything but the highest recommendation to anyone else looking to buy or sell. Posted on Facebook

Melissa Weiss Seivert reviewed Cowboy Capital Realty
We had an excellent experience with Andrea during our recent sale of our lot at Flying L Ranch. The challenge of us living in Iowa and the property in Texas had us quite skeptical of how to handle it and who to trust. Within a short time and a handful of calls, texts, and emails, we had accomplished selling the property and had secured the funds. Andrea made this and all the paperwork transactions possible, quite effortlessly for us. The fees she collected were well below the value she provided. I would highly recommend her for all your reality transactions. Posted on Facebook

Summary:
Andrea McGilvray made an effort beyond the call of duty to help us find our perfect home. My wife and I were living in Corpus Cristi, Tx, and made a move to the San Antonio, Tx area. We knew very little about the area, but Andrea took care of that. We started the search in "her" service area, but we soon decided we wanted to be in an area totally on the other side of the city. She started taking us to the other side of San Antonio, and gave up almost every weekend to do so. She considered all our needs when choosing our houses to tour, and we were able to do many houses in a day. She was never impatient, nor did she complain or said a negative word, she is truly a professional. I am a retired "finish" carpenter, and my wife is an RN case manager. I am overly "picky" on homes quality. When it came to finding the imperfections with houses though, Andrea was as "picky" as I. When it came to finding potential problems, she really knew her stuff. She was observant and honest about each and every home, so we went through many homes to find the perfect one for us. Good or bad, she was always honest about everything. We would recommend Andrea to anyone who is interested in any type of real estate dealings. She is meticulous, observant, and honest. Andrea is still invited to dinner at our house any time, even though we wound up an hour and a half away.

Summary:
My wife and I owned a 4 bedroom/2bath home on a ranch near Regan Wells, Texas in the Hill Country with Frio River access. It was located nearly one hour from Uvalde and 45 minutes from Leakey. That is off Hy 83 on Farm Road 51. We decided to move near San Antonio closer to shopping and health care. I contacted Andrea McGilvray and she listed it. I thought it would be hard and slow to sell. I was wrong. Andrea had a contract in less than three months and it closed soon after that. She got us more that I had expected and we made a nice profit. We had lived there for six years and saw properties sit for 8 months to over a year. Andrea found a buyer in San Antonio and had to sell their home before they could purchase our home. She accompoliched all this in the fime frame refered to above. All our neignbors were amaized.

Summary:
I was in the market for acreage in the Bandera, TX / extended Hill Country area. Obviously, I needed a real estate agent that knew what properties were available and which ones met my requirements. Andrea from Cowboy Capital worked tirelessly to pinpoint these properties. She then spent hours showing the properties to myself and family. Her best traits were her ability to listen and let the property sell itself. She was EXTREMELY knowledgable of all apsects of the property and region. In the end, she found the perfect property for us. I can't say enough good things about Andrea and Cowboy Capital Realty.

Coming from 1000 miles, more than once, with different persons each time, Andrea was patient and picked us up at the hotel and drove to many different locations and two towns. She showed us listings of our choosing and suggested others that she felt matched our needs. This process took over a year until we found a house that was suitable to our needs. She negotiated the paper and legal aspects in a timely manner. I would not hsitate to recommend her to anyone asking abt a competent realtor. Tnx, Andrea

Summary:
My partner and I had a rental property on the market with a number of realtors over a 3 year period with no results. We finally listed the property with Andrea and though it took a while because of the condition of the property and the state of the market she was able to get a price for the property that was suitable for us. It was very enjoyable working with Andrea because she communicated very well and gave sound advice during the negotiations.

I am happy to highly recommend Andrea to anyone looking to do business in realty. Our experience in working with her was superb. We were, I'm afraid, very particular buyers looking for just the right property. Living in another state it took us 2 years to find it. Andrea was very kind and patient and ever so helpful. She watched out for us and took enough interest in us to get to know us well enough to know when that "perfect" property popped up to act fast. We are so happy with our find and the service and friendship that Andrea showed to us. An rare and honest find in business today. I highly recommend her to anyone !

Andrea was just wonderful to work with! She is very knowledgable and was always right on top of things. It was easy to reach her by phone or e-mail. She kept my listing updated and kept me informed. In a difficult real estate market, she showed my property often and kept working until it was sold. I highly recommend her!

Bandera is a beautiful county filled with hills, rivers, and small towns. It is well known as one of the favorite places and is special in many hearts of Texans. With the location being in the much visited Texas Hill Country and is less than an hour from San Antonio, Bandera reminds us of a time when horse and cowboys played. You will still see horses at the local taverns and all along the main street. The friendliness of the local people along with the quaint shops that line the town make this a special place. The Medina River runs alongside Bandera. In the summer months it has many people fishing and swimming at the public park. The public park has many special events including River Fest and many BBQ's cook off’s.

There are many Dude Ranches that cater to the visitor, so get a horse and go for a ride! At local Saloons and bars and,  11th street and Arkey Blues are the most well known. There is always live music to dance to and cool drinks!

Bandera calls itself the "Cowboy Capital of the World." The Frontier Times Museum, founded by J. Marvin Hunter and named for Hunter's Frontier Times magazine, is located in Bandera across from the First Baptist Church. Bandera also attracts a large biker culture that loves to ride the 3 sisters and the Devils wishbone (Vanderpool to Campwood 337, north on 335 to 41 and south 336 back to Leakey) FM337,FM 336,FM 335).

Bandera was founded by Roman Catholic immigrants from Poland. St. Stanislaus Catholic Church which was built by those immigrant. This church is one of the oldest in Texas. Many of the residents are descended from those original Polish immigrants.

There are many stories regarding the origin of the name "Bandera". One says that back in the 19th century, a flag was placed at the top of a path that came to be called "Bandera Pass" due to "Bandera" being the Spanish word for "flag".

Bandera has a number of sites on the National Register of Historic Places, including the County Courthouse and Jail.

Real Estate

The local Real Estate market has not turned out as bad as many places. People still want to move to the hill country. Ranches, small and larger lots to beautiful homes in subdivisions such as Bridlegate, Flying L or Bandera River Ranch are all available. There are forclosures in the hill country so if we can be of service to help you see or make a offer on these, please contact us! IF you would like to sell your property in a "short sale' (sale short of the mortgage amount - upside down money owed) we do have experience in this field and are ready to help!
